NO. In terms of the municipal by-laws you may not play loud music or use microphones/loudspeakers in or around your leased premises, if you do Afhco Property Management will be entitled to cancel your lease.
You may only erect signage in or outside the leased premises if you have subitted plans and obtained written consent from Afhco Property Management.
You may only change the type of business you carry out from the leased premises if you have obtained written consent from Afhco Property Management.
Once you have moved into your premises you will be responsible for the following:
- To keep the interior of the leased premises clean and neat at all times
- To keep all light fittings and electrical plugs in the leased premises in good working order
- To keep toilets, basins, etc in the leased premises in good working order
- To replace any windows that may be broken while you are occupying the leased premises.
You may only make alterations or additions to your premises if you have subitted plans and received written consent from Afhco Property Management.
You may only sub-let your premises if you have obtained written consent from Afhco Property Management.
If you don’t pay your rent Afhco Property Management can terminate your lease. You will then have to vacate the leases premises or be evicted. You may also have your movable goods and stock attached by the sheriff and you can be blacklisted on ITC. Your deposit will also be forfeited for arrears and damages.
Your rent enables Afhco Property Management to pay for the services that ensure that you can operate your business in a clean and well maintained environment. Your rent and charges pay for maintenance of the building, security services, gardening services (where applicable), cleaning services of the common areas of the building, the building manager and to pay the instalment on the loan that the Landlord raised to buy and fix the building your leased premises are in.
Your rent is payable in advance on or before the 1st day of the month.
You will be required to pay the equivalent of 2 months rental as a deposit. This together with the first months rental and a once off lease fee will need to be paid prior to you taking occupation of the premises
In order to apply for a shop/office you will need to submit the following documentation:
- Completed application form
- Company registration documents
- Certified copies of ID’s of members/directors of the company or the individual applying for the premises
- 3 months bank statements
